Just over a decade ago, the small regional town of Clermont in central Queensland experienced a significant property boom––triggered by demand for rental accommodation from fly-in-fly-out miners. Buying a property for lease was a highly attractive proposition and led Brandan, a local resident, to buy a three-bedroom investment property in the centre of town together with a friend. 

Yet when the mining situation changed somewhat abruptly in 2012, demand for rentals plummeted––along with property prices. Brandan and his friend found themselves with a home they couldn’t rent or sell. To simplify the pair’s financial situation, Brandan’s girlfriend, Paige, purchased the friend’s share of the property. However, after the house sat for ten years on the market without a buyer, Brandan and Paige became desperate to offload the property so they could start a new life with their two young children.

A lack of appeal to both tenants and buyers

Despite being set on a large block and boasting three bedrooms, this house had no consistent aesthetic, and the layout was unintuitive and confusing. There were no clear, defined spaces, and the fact it was unfurnished was also preventing potential buyers from being able to visualise how the spaces could work together.  

There were four different types of flooring used throughout this house, which made it feel small and disjointed. The kitchen was also dated and drab, and in need of an update. A non-functioning air-conditioning unit, mismatched window coverings and dark wooden panelling all added to the lack of appeal. 

A fresh, new interior style

Wendy and the Selling Houses team’s top priority was bringing some visual continuity and sophistication to this formerly unloved interior.   

New, oak-hybrid timber flooring was installed throughout the living areas of the home to make the layout feel more seamless and connected. Plush, grey carpets were also added in the bedrooms, to add warmth and comfort. 

The walls, ceilings and internal timber panelling were all painted in a bright white paint to make the space feel bigger and brighter. This consistent application of colour also created a natural flow through from the entry of the house to the back door, and brought much needed cohesion to the space.

Most of the original kitchen was retained, but with some simple additions that completely transformed and modernised the space. The team installed a new tiled splashback and added timber handles which brightened up the existing cabinetry.

New furniture with light timber and a mid-century aesthetic was added to create a cohesive, natural flow. 

An exterior transformation

While set on a large block, the home lacked an appealing exterior. The team’s aim was to add street appeal, by removing some unattractive caging, tidying the front fence, and adding some turf and drought-resistant plants.  

They also removed a non-functioning air-conditioning unit and replaced it with a new window, which delivered new light to the interiors. 

A key element of the renovation was repairing the large back deck, adding a BBQ, outdoor table, and ceiling fans––creating an inviting and highly usable outdoor area. 

The back yard was also home to a large shed––a sought-after addition in a small rural town. The team finished off the slab to create a bigger space that would have greater appeal to buyers. 

A positive outcome

Following the renovation, the property was successfully leased for six months, before being sold for $225,000.  

Relieved of their debt, Brandan and Paige were able to start the construction of their dream home on a nearby property.
